RBI’s home price index increases across India despite rate hikes

Home prices in the country have gone up – albeit at a slower pace — if data collected by the Reserve Bank of India is any indication, signalling that higher interest rates have not made much impact in the sector till now. The RBI’s All India Home Price Index (HPI) recorded a 2.79 per cent growth (year-on-year) to 302 in the third quarter (ended December) of 2022-23 as compared with 293.8 when it showed a 3.1 per cent growth a year ago despite the rise in interest rates. On a quarter-on-quarter (Q-o-Q) sequential basis, the index rose from 298, an increase of 1.34 per cent, from September 2022, according to the latest RBI data. The Y-o-Y movements in HPI varied widely across the cities, ranging from a growth of 7.1 per cent (Kochi) to a contraction of 9.0 per cent (Jaipur), the RBI said. While Lucknow, Kolkata, and Jaipur recorded sequential Q-o-Q contraction in the index, it rose for the remaining cities. In Mumbai, the HPI rose to 292.9 from 286 a year ago, Delhi from 327.7 to 336.8 and Bengaluru from 315.9 to 331.1. Kochi ranked 39 in Ease of Living index

Kochi has been ranked 39 in the Ease of Living Index among cities with population less than a million. The city topped the ‘governance’ vertical under the Municipal Performance Index by scoring 61.39 points. It is ranked 12 in the overall municipal performance, according to the report released by the Ministry of Housing and Urban Affairs on Thursday. As many as 111 cities had participated in the assessment that was conducted before the lockdown in March last year. The Ease of Living Index evaluates the quality of life and the impact of various initiatives for urban development. The parameters assessed include Quality of Life, Economic ability, Sustainability, and Citizen perception. Kochi won the third rank under the economic ability category, while it was ranked 52 in terms of quality of life. The city was placed 48 in the citizen perception vertical that is evaluated based on a survey among the public. The elements assessed under the Municipal Performance Index include local governance in delivery of services, finance, planning, and governance. Kochi was ranked 36 in the services category, while its rank in the finance category was nine. The city won rank 18 in the planning category, while the rank in the technology vertical was 33. Kochi first Kerala city to find place in biodiversity index

The index is part of the ‘INTERACT-Bio’ project implemented with the help of the Centre for Heritage, Environment and Development through ICLEI-Local Governments for Sustainability. It aims at developing the city’s biodiversity index and estimating the green cover in urban areas. The results will help the Kochi Corporation to plan and better conserve urban biodiversity. The project was executed with the help of the German Federal Ministry for the Environment, Nature Conservation and Nuclear Safety and Ministry of Environment, Forest and Climate Change. Mayor Soumini Jain unveiled the index on Friday in an event held in adherence to the Covid protocol. An ‘Illustrative Natural Asset Map’ was also unveiled. “As the first year of project review, our backwaters, Mangalavanam, mangroves and variety of plants helped us in obtaining a relatively higher biodiversity index (45/72).
